CHALLENGE
The client was interesting in buying this house but a home inspector discovered a long section of rotted sill plate that resulted from gutter and downspout drainage issues, poor yard grading and porous brick foundation veneer.
APPROACH
Noel DB had to address the water drainage issues before going about the tricky work of removing the brick veneer and replacing the original untreated and rotted sill plate under two stories of wall framing with new treated lumber and proper tie-ins to the foundation wall.
RESULTS
With the new veneer applied, it would be hard to know there was ever a problem but a serious structural problem was remediated and the house was immediately sold to the new owner.
